REAL ESTATE DEVELOPMENT

The Real Estate Development (RED) department is charged with improving the public housing assets within the MHA property portfolio. With an emphasis on improving the quality of life for its residents, the RED department strategically engages in a number of development activities, including land acquisition, comprehensive rehabilitation, and new construction. Every activity undertaken by RED is in line with MHA’s ultimate goal; to create viable, sustainable properties that are well maintained and physically, socially and economically integrated with the overall fabric the City of Montgomery.

The scarcity of funding for affordable housing development is a constant challenge for MHA. However, MHA is a resourceful entity that has leveraged its status and capacity by creating public and private sector partnerships. Through these partnerships, MHA is able to raise equity and finance new communities.

The Plaza at Centennial Hill was MHA’s first affordable housing community utilizing a mixed-finance model. The property was financed using low income housing tax credits, capital funds, a Federal Home Loan Bank grant, Community Development Block Grant (CDBG) funding, and sales proceeds. Columbus Square is the second mixed finance development that MHA has undertaken. Once completed, Columbus Square will add over 240 units of quality housing to the City if Montgomery’s housing stock.

The Real Estate Development department staff members perform a variety of highly complex activities including strategic and urban planning, construction project management, coordination of property acquisitions and dispositions, policy development, grant preparation, financial management of real estate transactions, grants management, Agency Plan preparation, establishing new public/private collaborations, oversight of contractors/developers/consultants, and establishing new public/private collaborations to raise equity for projects.
